Cedar Crescent, East Ballina

A single level Hamptons inspired family home in East Ballina, built from the ground up on a knockdown rebuild. A short walk from the beach.

East Ballina, NSW

November 2019

The brief

Matt and Kylie came to us early, before they had engaged an architect, with the goal of creating a new family home through a complete knockdown and rebuild. The first focus was getting the design direction right and making sure the home would land within their overall construction budget before stepping into detailed design.

Working together from the start let us explore layout options, functional requirements and practical construction considerations while everything was still flexible. By setting the design path before formal documentation began, we were able to give them confidence on both budget and feasibility before the project moved forward.

The outcome is a single level coastal Hamptons inspired home. Four bedrooms, two bathrooms, a dedicated media room, and open plan living that flows out to outdoor entertaining and a swimming pool. The block is a short walk to the beach, and the fully gated home is built for relaxed coastal living without sacrificing practicality.

Key features:

  • Four bedrooms, two bathrooms
  • Dedicated media room
  • Open plan kitchen, living and dining
  • Swimming pool and outdoor entertaining area
  • Fully gated property
  • Ducted air conditioning
  • Fireplace integrated into the outdoor entertaining area
  • Oversized two car carport

Our approach

Coming in early let us help with the calls that shape the entire outcome of a knockdown rebuild. We worked through the design aspirations alongside practical construction outcomes and budget realities before any architectural documentation started.

The other piece was demolition logistics. Taking down an existing home and preparing the site for a new build is its own piece of work, and getting it right keeps everything that follows on schedule.

Strong collaboration between Matt and Kylie, their consultants and our project team kept the vision consistent through every stage of the build. The result is a streamlined process and a home that landed where it was meant to land.

The outcome

A relaxed, high quality Hamptons style home that delivered on the brief and stayed aligned with the direction set at the start.

A functional, beautifully finished single level family home with the feel of modern beachside living. Generous open plan spaces, strong indoor outdoor connection, and a private resort style outdoor area. The easy coastal lifestyle Matt and Kylie were looking for, with everyday family functionality built in.

We couldn’t recommend Matt from MGM Building highly enough. From start to finish, his communication was outstanding. Clear, consistent, and always easy to understand. He took the time to explain everything in layman’s terms, which made the entire process feel far less overwhelming and kept us confident every step of the way. His workmanship is exceptional. The attention to detail and overall quality of the build were second to none, and everything ran smoothly and on time. Even when we needed to make changes along the way, Matt was incredibly flexible and handled everything efficiently without any issues. What really stood out was the guidance he provided early on. He gave us honest, practical advice about whether to renovate or build from scratch, helping us make the right decision for our situation. If you’re considering building a new home, we would absolutely recommend Matt and MGM Building.
