Who we are
MGM Building Construction is a family run residential builder, based in Skennars Head on the southern edge of Lennox Head. Matt McIntosh founded the business in 2011, and the team has been working across the Northern Rivers for the twenty years since.
We build new homes, extensions and renovations from Evans Head in the south to Mullumbimby in the north, with the bulk of our work in Ballina and Byron shires. Most of our new work still comes through referral, which is the way we like it. It keeps the work close, and the standard high.
Where we work
MGM primarily works across the three council areas of Ballina, Byron and Lismore. The team’s focus is Lennox Head, Ballina, Skennars Head and the surrounding suburbs, with projects further afield when the brief is right and the fit makes sense.

Building on this coast
The Northern Rivers asks specific things of a home. Salt air that takes its toll on the wrong materials. Summer light that can heat a poorly oriented house through October. Wet seasons that test the gutters, the flashings, and every joint that wasn’t done properly. And a way of living that wants the inside of the home to open right out, with as little in the way of that as the structure allows.
Twenty years of working on this stretch of coast has given us a feel for what works and what doesn’t. The materials that hold up over decades. The orientations that earn their keep through the seasons. The small details that make a home easier to live in over time and less expensive to maintain.
Our process
Five stages, from first conversation to handover.
Initial consultation
Free of charge, no obligation. On site, at our office, or wherever suits. We talk through your brief, your budget, the site, and what’s realistically possible. If the fit isn’t right, we’ll say so.
Design and quote
For projects where we engage early, we work with you and your architect or designer to shape the brief. Once the design is settled, we produce a fixed price quote based on a clear schedule of finishes. A fixed price contract means what we quote is what you pay. Variations only happen when the actual scope of the project changes.
Approvals
We manage DA submissions and council requirements across Ballina, Byron and Lismore councils. The process is similar across all three, and we know the rhythm of each.
Construction
Milestone based payments tied to clear build stages. We coordinate the trades, the suppliers and the schedule. The site is kept tidy. Communication is regular. Where you can save against the build cost by sourcing finishes yourself, we’ll let you know.
Handover and beyond
A two year defect period as standard. We stay in contact after handover, and a lot of our future work comes from people we’ve already built for. That’s the long game.

Matt McIntosh
Matt founded MGM in 2011 and leads every project. Twenty two years in the industry, with a Cert IV in Building and Construction and a hand in everything from initial site meetings through to final fit-off.

Matt has been a registered HIA member for fifteen years. The HIA is Australia’s largest residential building industry body.

MGM is a member of the Trade Alliance Group.

Acknowledgement of Country
MGM acknowledges the Bundjalung people as the Traditional Custodians of the land we build on. We pay respect to Elders past and present, and to all First Nations peoples on this coast.
The homes we build sit on Bundjalung country. We do this work mindful of that, and of the long history of caring for this place that came before us.
